Dimensioned Floor Plans
Fully dimensioned layouts for every level of the home. Includes room labels, door and window placements, wall thicknesses, structural notes, and stair details. Every measurement your builder needs to frame accurately.
Exterior Elevations
All four sides of the home drawn at 1/4" scale. Includes recommended exterior siding materials, window and door styles, roof pitch callouts, grade lines, and finished floor heights. Shows exactly how the home will look from every angle.
Foundation Plan
Complete foundation layout showing footing sizes, pier locations, bearing walls, and structural support points. Most plans show a basement foundation by default — slab and crawlspace options available on most plans for an additional fee.
Roof Framing Plan
Drawn at 1/4" scale showing all roof pitches, ridge lines, hips, valleys, rafter directions, and bearing points. Gives your framing crew a clear map of the entire roof structure before they start cutting lumber.
Wall Sections
Cross-section details showing the full wall assembly from foundation to roof. Includes insulation specs, sheathing, siding attachment, header sizes, and plate heights. Your builder sees exactly how every layer goes together.
Materials List
Itemized list of framing and structural materials — lumber dimensions, quantities, and specifications. Gives your builder and lumber yard everything they need to produce an accurate construction estimate before breaking ground.
Good to Know Before You Order
Electrical Plans
Electrical layouts are not included in the standard set because they are highly specific to each homeowner's preferences. We offer custom electrical plans for $350. We recommend an on-site meeting with your builder and electrician after framing — that's the best time to make smart decisions about switch and outlet placement.
Foundation Options
Most plans default to a basement foundation. Slab and crawlspace foundations are available on most plans for an additional fee. Contact us to discuss your lot conditions — we'll help you choose the right foundation type for your build site.
Square Footage
Square footage is calculated using heated living area on the main and upper levels. Stairs are counted once. Two-story open areas, vaulted spaces, garages, and porches are not included in the total. This gives you an honest, accurate picture of livable space.
Plan Updates
We continuously improve our plans based on builder feedback and construction experience. Floor plans and elevations on the website may vary slightly from the current drawing set. You always receive the most current version when you order.
