How much does custom home design cost?

Should I choose custom design or modify an existing plan?
If you already like the layout and character of one of our house plans, start by asking about modifications. Custom design is worth discussing when your lot or wish list calls for a substantially different home. Send us the names of any Max Fulbright plans you like so we can help you choose a starting point.
What should I send with my custom design inquiry?
Start with your building location, approximate home size, must-have rooms, and what you know about the lot. Include your target budget and timing if you have them. If you have a survey, sketches, or inspiration photos, mention them in your inquiry so we can discuss what to share next.
How long does a custom home design take?
Timing depends on the design scope, revisions, and current schedule. Tell us when you hope to build, and ask us to confirm the expected design schedule for your project before moving forward.
Can my local professional make changes later?
Yes. Ask for editable CAD files as part of your project quote. You can work with Max Fulbright Designs and retain the option for later edits by a local engineer, builder, or architect using compatible CAD software. Confirm the file format and scope with us; additional design or engineering work is separate.
What about my foundation and local building requirements?
Tell us about your lot and the foundation you are considering. Confirm the foundation design, drawings, and any site-specific engineering in your project scope. Discuss local requirements with your building team and permitting office. If you start with a catalog plan, additional foundation versions are separate and availability must be confirmed.
