How I designed this plan.

The Carolina Farmhouse is a 4-bedroom, 3.5-bath farmhouse that wraps 2,589 square feet in a wraparound porch across three stories with a 2-car garage. I designed this plan for sloping lots where you want classic farmhouse living on the main floor and a full walkout level below for recreation, guests, and storage. The main floor holds 1,927 square feet with ten-foot ceilings that give the rooms a generous, gracious feel.

The master bedroom sits on the main level for convenience, and the open living layout connects kitchen, dining, and living naturally. A mudroom, office, foyer, and pantry add the kind of everyday functionality that makes a house actually work. Upstairs, 662 square feet adds bedrooms and a bonus room. The optional lower level at 1,927 square feet opens up a recreation room, bunk room, and storage with nine-foot ceilings and full walkout access.

That wraparound porch is the heart of this design, wrapping across the front and side with a screened porch and deck off the back. At 68 feet 10 inches wide by 67 feet 10 inches deep, this farmhouse has the footprint to live large on a sloping lot. The finished or unfinished basement option gives you flexibility to build what you need now and expand later. This is southern farmhouse living with a walkout twist.

What is included in the Carolina Farmhouse house plan set?+

Each plan set includes dimensioned floor plans for all levels, front, side, and rear elevations at 1/4" scale with notes and dimensions, foundation plan (basement standard; slab and crawlspace available for an additional fee), and roof plan. Available as a PDF plan set ($1,495) or editable CAD files ($1,950). Electrical plans are not included because they are customer-specific and finalized on site with your builder and electrician after framing.

Can the Carolina Farmhouse plan be modified?+
