What counts as a one story house plan?
A one story house plan keeps all primary living — bedrooms, kitchen, great room, and bathrooms — on a single floor with no stairs required to reach any occupied room. Plans with an open loft above the main floor are often called 1.5-story designs and are included here because the main living is still entirely on one level.
Square footage in our plans is measured above grade. If a plan is built on a sloped lot with a walkout basement, that lower level adds usable space without changing the one-story character of the main floor.
Can any of your plans be converted to one story?
Yes. Because we measure square footage with any basement unfinished and above grade only, most of our designs can be modified to eliminate a second floor or loft. The modification typically involves reworking the roof line and redistributing bedroom square footage to the main level. Contact us for a modification quote specific to the plan you are considering.
Are one story house plans cheaper to build?
Single-story homes typically cost more per square foot to build than two-story homes of the same total size. A one-story plan requires a larger foundation and roof footprint to deliver the same square footage, which drives up material costs. That said, one-story construction eliminates stair framing, reduces fall risk, and is the preferred plan type for aging-in-place and accessible design.
What is the smallest one story house plan you offer?
Our smallest single-level plans start around 772 square feet — compact cottage and guest house designs with two bedrooms and one bath. Plans in the 1,200 to 1,600 square foot range offer the most flexibility for full-time living without feeling tight.
