How I designed this plan.
The Appalachia Mountain is a 3-bedroom, 2.5-bath A-frame inspired mountain home that delivers 1,989 square feet of vaulted living on the main level with an optional unfinished basement below. I designed this plan for sloping lake and mountain lots where you want dramatic vaulted spaces and a screened gazebo for outdoor living.
The main floor is all about the vaulted great room, which soars under the roofline and creates the signature mountain home feeling that draws people to these designs. Nine-foot ceilings in the standard rooms keep the proportions balanced. The open layout connects kitchen, dining, and living naturally, and the optional garage keeps the plan flexible.
The unfinished basement below is ready for a recreation room whenever your family needs more space, with full walkout potential on a sloping site. A screened porch, open deck, covered porch, and front porch give you outdoor living on every side. The screened gazebo adds a unique outdoor gathering space that most plans never include.
At 51 feet wide by 52 feet 8 inches deep on sloping, lake, or mountain lots, this plan fits the terrain naturally. The A-frame roofline gives it a presence on the hillside that conventional designs cannot match. The Appalachia Mountain plan is available for $1,495. What is included in the Appalachia Mountain plan set?+
Each plan set includes dimensioned floor plans for all levels, front, side, and rear elevations at 1/4" scale with notes and dimensions, a foundation plan for the version supplied, and roof plan. Additional foundation options are available separately and are not included in the plan price. Please inquire before ordering to confirm whether we have the version you need. Available as a PDF plan set ($1,495) or editable CAD files ($1,950). Electrical plans are not included because they are customer-specific and finalized on site with your builder and electrician after framing.
Can the Appalachia Mountain plan be modified?+
Yes. Modifications are one of the most common services we provide. Our in-house design team handles all modifications directly. Does the Appalachia Mountain plan require a structural engineer's stamp?+
Stock plans do not include a professional engineer's stamp. Many US jurisdictions require a licensed engineer in your state to review and stamp the plans before permit submission. Check with your local building department before purchasing. This is a standard industry practice and is not unique to Max Fulbright Designs.
Who designed the Appalachia Mountain plan?+
