How I designed this plan.

I designed the Oak Mountain Cottage as a 3-bedroom, 2-bath craftsman home that gives you 1,984 square feet of smart, single-level living with a bonus room upstairs for when you need more. This is the kind of plan that builders love because every detail is straightforward, and homeowners love because it just works. The main floor is where you live, and it is all here.

A vaulted family room opens into the kitchen and breakfast room so the whole family stays connected. The master bedroom gets a tray ceiling that adds a little drama without driving up framing costs, and a stone fireplace anchors the living space. Nine-foot ceilings throughout keep everything feeling open, and the layout flows from room to room without dead-end hallways or wasted corners. Open living at its best.

Outside, a front stoop and rear porch give you a clean entrance and a private outdoor space off the back. The 2-car garage at 528 square feet handles two vehicles and your gear. At 52 feet 6 inches wide by 60 feet 4 inches deep on a flat lot, this plan keeps site prep simple and construction costs honest. The bonus room upstairs is ready whenever you need a home office, playroom, or guest space.

The Oak Mountain Cottage plan is available for $1,495. If this style speaks to you, also see Sunset Cottage, Fireside Cottage, Cottage Hill, and Oconee River House.

Buying from a family that cares

Building a home is one of life's biggest moments.
A house plan should come with access to the designer behind it.

When you buy the Oak Mountain Cottage, you get direct access to the Fulbrights — the same family that drew this plan. Before, during, and after your build. No support tickets, no routing through an aggregator, no "the designer isn't available." One phone number. One family.

Before Free pre-purchase consultation Talk to Max before you buy. Confirm the plan fits your lot, family, and budget.
During Modifications by the original designer Every change goes back to the same drafting desk. Not outsourced. Not delegated.
During Direct builder support Your builder has a question at 2pm on a Tuesday? They call us. We answer.
After We're still here in five years Want to add a porch or finish the basement later? Same family, same designer, same phone number.

Common Questions

Before you buy.

What is included in the Oak Mountain Cottage house plan set?+

Each plan set includes dimensioned floor plans for all levels, front, side, and rear elevations at 1/4" scale with notes and dimensions, foundation plan (basement standard; slab and crawlspace available for an additional fee), and roof plan. Available as a PDF plan set ($1,495) or editable CAD files ($1,950). Can the Oak Mountain Cottage plan be modified?+

Common changes include adjusting bedroom count, resizing rooms, changing exterior materials, or adapting for a specific lot. Typical turnaround is 2 to 4 weeks. Contact Max Fulbright Designs at (770) 301-4214 or [email protected] for a free consultation and quote.

Does the Oak Mountain Cottage plan require a structural engineer's stamp?+

Stock plans do not include a professional engineer's stamp. Many US jurisdictions require a licensed engineer in your state to review and stamp the plans before permit submission. Check with your local building department before purchasing. This is a standard industry practice and is not unique to Max Fulbright Designs.

Who designed the Oak Mountain Cottage house plan?+

The Oak Mountain Cottage house plan was drawn personally by Max Fulbright Sr., the founder of Max Fulbright Designs. Max is a Georgia Institute of Technology-trained engineer who has designed and personally built more than 500 custom homes since founding the firm in 1990. Every plan in the Max Fulbright Designs catalog is drawn by Max himself.

Can I build the Oak Mountain Cottage house plan in any US state?+

Yes. Max Fulbright Designs has delivered more than 12,000 plans to homeowners and builders in all 50 US states and Canada. The Oak Mountain Cottage plan is drawn to general residential construction standards that work in most US jurisdictions, though local building codes vary and should be reviewed with your builder before construction.
