I drew Butler’s Mill Cottage as a 3-bedroom, 2.5-bath lake and cottage home that puts 2,333 square feet all on the main level with an optional walkout basement below. This plan is for the buyer who wants single-story convenience with the option to double the living space on a sloping lot whenever they are ready.

The main floor is all open living. Kitchen, dining, and family room flow together with nine-foot ceilings throughout. A foyer welcomes you in, a mud room catches the mess before it hits the house, and the layout keeps bedrooms private from the living areas. The optional lower level adds a game room, shop and storage space that builders and hobbyists will love, and room for whatever your family needs. On a flat lot, you build just the main level. On a slope, you unlock a whole second floor of living.

A front porch and rear screened porch give you covered outdoor space on both sides of the home. At 64 feet 6 inches wide by 65 feet 8 inches deep with a 2-car garage, this plan fits corner lots and sloping lots equally well. The open floorplan and single-level main living make it accessible for all ages while the optional basement keeps your future options wide open.
