A Max Fulbright plan set is meant to be clear, practical, and ready for a builder to use. These are the core documents included with every standard house plan.
01 · Floor Plans
Each level of the home is drawn with room labels, dimensions, door and window locations, stairs, porches, decks, and the layout information your builder needs to understand the home.
02 · Elevations
Exterior elevations show what the home looks like from each side, including roof pitches, window placement, porch details, exterior materials, and height information for pricing and construction.
03 · Foundation
The foundation plan gives your builder the footprint and foundation layout for the home, including the information needed to start the structure from the ground up.
04 · Roof Plan
The roof plan shows the roof layout from above, including pitches, ridges, valleys, porch roofs, and the key roof information your builder needs to price and frame the home.
05 · Plan Notes
Plan notes help your builder understand the major components of the home and review the set clearly. They are included so the plan is practical to price, permit, and build from.
Your plan set gives the builder the core drawings they need to price the job, understand the home, and start construction. It is not meant to replace the judgment of the builder, trades, local officials, or engineers who are working with the actual lot and local code.
Things like electrical layouts, HVAC routing, plumbing runs, and other trade-specific details are often best finalized with the people who will be doing the work. That usually leads to cleaner decisions and fewer changes in the field.

If a permitting office, engineer, or builder asks for an extra detail, call us before you get stuck. We can talk through the request, explain what is already in the plan set, and help get the right documentation in place when additional drawings are needed.
Your plans give the builder a strong starting point. These items are usually coordinated with the builder and licensed trades once the lot, local rules, and construction method are clear.
Builder-Led
Outlet locations, lighting choices, switch placement, smart home wiring, and data drops are usually decided with your builder and electrician so the layout matches how your family will live in the home.
Local Contractor
Equipment sizing, duct routing, register placement, and zone decisions depend on climate, local code, contractor preference, and load calculations for the specific build.
Field Coordination
The floor plan shows where fixtures go. Your plumber and builder decide the cleanest way to route drain, vent, and supply lines based on the foundation, framing, and local requirements.
Most builders can work from the standard plan set. Sometimes a local office, engineer, or builder asks for something more specific.
