How I designed this plan.

The Georgia Farmhouse is a 3-bedroom, 2.5-bath farmhouse that wraps 2,155 square feet in a wraparound porch and delivers it on a narrow lot footprint just 60 feet 2 inches wide. I designed this plan for the buyer who wants classic farmhouse curb appeal with a first-floor master and an open family room that brings everyone together.

The main floor holds 1,531 square feet with a first-floor master suite, an open family room, and a layout that connects kitchen, dining, and living naturally. Nine-foot ceilings throughout keep the spaces feeling airy and welcoming. The screened porch off the back gives you a second living room when the weather cooperates. Upstairs, 624 square feet holds two more bedrooms and flexible space.

An optional garage keeps the plan adaptable depending on your lot and budget. That wraparound porch is what makes this farmhouse special. It stretches across the front and wraps around, giving you the kind of covered outdoor living that defines southern farmhouse style. The screened porch adds even more outdoor space out back.

At 60 feet 2 inches wide by 64 feet 1 inch deep on a corner, small, or narrow lot, this plan fits sites that many farmhouses are simply too wide for. What is included in the Georgia Farmhouse house plan set?+

Each plan set includes dimensioned floor plans for all levels, front, side, and rear elevations at 1/4" scale with notes and dimensions, foundation plan (basement standard; slab and crawlspace available for an additional fee), and roof plan. Available as a PDF plan set ($1,495) or editable CAD files ($1,950). Electrical plans are not included because they are customer-specific and finalized on site with your builder and electrician after framing.

Can the Georgia Farmhouse plan be modified?+

Yes. Modifications are one of the most common services we provide. Our in-house design team handles all modifications directly. Common changes include adjusting bedroom count, resizing rooms, changing exterior materials, or adapting for a specific lot. Typical turnaround is 2 to 4 weeks. Stock plans do not include a professional engineer's stamp. Many US jurisdictions require a licensed engineer in your state to review and stamp the plans before permit submission.
