How I designed this plan.

The Banner Elk is a 3-bedroom, 3.5-bath lakefront home that stacks 2,052 square feet across three stories with a 2-car garage, a wraparound porch, and a loft that opens to the floor below. I designed this plan for sloping lots where you want the views on one side and covered outdoor living wrapping the rest. The main level holds 1,294 square feet with a first-floor master, open living layout, and nine-foot ceilings throughout.

The flow from kitchen through dining into the living room is seamless, and the first-floor master keeps your primary suite convenient for daily living. Upstairs, 758 square feet adds a bedroom and a loft that opens to the living space below, giving the upper level a dramatic connection to the main floor. A game room on the lower level provides recreation space with walkout access.

The wraparound porch and screened porch are the defining features of this home, giving you covered outdoor living that wraps around the house and defines its lakefront character. At 72 feet wide by 80 feet deep on a sloping lot, this plan takes full advantage of grade changes. The 2-car garage handles the essentials.

What is included in the Banner Elk house plan set?+

Each plan set includes dimensioned floor plans for all levels, front, side, and rear elevations at 1/4" scale with notes and dimensions, foundation plan (basement standard; slab and crawlspace available for an additional fee), and roof plan. Available as a PDF plan set ($1,495) or editable CAD files ($1,950). Electrical plans are not included because they are customer-specific and finalized on site with your builder and electrician after framing.

Can the Banner Elk plan be modified?+

Yes. Modifications are one of the most common services we provide. Our in-house design team handles all modifications directly. Common changes include adjusting bedroom count, resizing rooms, changing exterior materials, or adapting for a specific lot. Typical turnaround is 2 to 4 weeks. Does the Banner Elk plan require a structural engineer's stamp?+

Stock plans do not include a professional engineer's stamp. Many US jurisdictions require a licensed engineer in your state to review and stamp the plans before permit submission. Check with your local building department before purchasing. This is a standard industry practice and is not unique to Max Fulbright Designs.
