How I designed this plan.

Water’s Edge is a 3-bedroom, 2-bath cabin that stacks 1,572 square feet across two stories on a narrow, sloping lot footprint just 33 feet 9 inches wide. I designed this plan for the lakefront buyer who needs a compact home that fits tight waterfront lots without sacrificing outdoor living or character.

The main floor holds 1,000 square feet with a stone fireplace, open living layout, and nine-foot ceilings that keep the space feeling welcoming and bright. The vaulted master bedroom adds a touch of luxury to the primary suite, and the open flow between kitchen, dining, and living keeps the whole family connected.

Upstairs, 572 square feet adds two bedrooms and storage, keeping the sleeping quarters above and the living below in a layout that just makes sense. A wraparound porch, screened porch, and grill deck give you outdoor living on nearly every side of this cabin. At just 33 feet 9 inches wide by 48 feet deep with no garage, Water’s Edge fits the kind of narrow lakefront lots where most plans cannot even break ground.

Before you buy.

What is included in the Water's Edge house plan set?+

Each plan set includes dimensioned floor plans for all levels, front, side, and rear elevations at 1/4" scale with notes and dimensions, foundation plan (basement standard; slab and crawlspace available for an additional fee), and roof plan. Available as a PDF plan set ($1,495) or editable CAD files ($1,950). Electrical plans are not included because they are customer-specific and finalized on site with your builder and electrician after framing.

Can the Water's Edge plan be modified?+

Yes. Modifications are one of the most common services we provide. Our in-house design team handles all modifications directly. Common changes include adjusting bedroom count, resizing rooms, changing exterior materials, or adapting for a specific lot. Typical turnaround is 2 to 4 weeks. Does the Water's Edge plan require a structural engineer's stamp?+

Stock plans do not include a professional engineer's stamp. Many US jurisdictions require a licensed engineer in your state to review and stamp the plans before permit submission. Check with your local building department before purchasing. This is a standard industry practice and is not unique to Max Fulbright Designs.

Who designed the Water's Edge house plan?+

The Water's Edge house plan was drawn personally by Max Fulbright Sr., the founder of Max Fulbright Designs.
