How I designed this plan.
I designed Blue Ridge as a 3-bedroom, 2.5-bath southern home that gives you 2,450 square feet of comfortable family living across two stories with a 2-car garage. This is the plan for buyers who want a home that feels established from the day they move in, with room to grow and a layout that makes daily life easy.
The main floor holds 1,740 square feet with nine-foot ceilings and an open flow between kitchen, dining, and living spaces. A walk-in pantry keeps the kitchen organized and functional for real cooking. Upstairs, 710 square feet holds the secondary bedrooms connected by a jack and jill bath that is practical for kids and smart for resale.
A bonus room and loft give you flexible space that can become a home office, playroom, or media room as your needs evolve. The front porch sets the tone with classic southern curb appeal. At 57 feet 4 inches wide by 48 feet 8 inches deep, this plan fits comfortably on standard lots without dominating the site. The 2-car garage tucks in neatly, and the straightforward two-story design keeps construction simple and efficient.

What is included in the Blue Ridge plan set?+
Each plan set includes dimensioned floor plans for all levels, front, side, and rear elevations at 1/4" scale with notes and dimensions, a foundation plan for the version supplied, and roof plan. Additional foundation options are available separately and are not included in the plan price. Please inquire before ordering to confirm whether we have the version you need. Available as a PDF plan set ($1,495) or editable CAD files ($1,950). Electrical plans are not included because they are customer-specific and finalized on site with your builder and electrician after framing.
Can the Blue Ridge plan be modified?+
Yes. Modifications are one of the most common services we provide. Our in-house design team handles all modifications directly. Common changes include adjusting bedroom count, resizing rooms, changing exterior materials, or adapting for a specific lot. Typical turnaround is 2 to 4 weeks. Does the Blue Ridge plan require a structural engineer's stamp?+
Stock plans do not include a professional engineer's stamp. Many US jurisdictions require a licensed engineer in your state to review and stamp the plans before permit submission. Check with your local building department before purchasing. This is a standard industry practice and is not unique to Max Fulbright Designs.
Who designed the Blue Ridge plan?+
The Blue Ridge plan was drawn personally by Max Fulbright Sr., the founder of Max Fulbright Designs. Max is a Georgia Institute of Technology-trained engineer who has designed and personally built more than 500 custom homes since founding the firm in 1990. Every plan in the Max Fulbright Designs catalog is drawn by Max himself.
