How I designed this plan.

I drew Butler’s Mill Cottage as a 3-bedroom, 2.5-bath lake and cottage home that puts 2,333 square feet all on the main level with an optional walkout basement below. This plan is for the buyer who wants single-story convenience with the option to double the living space on a sloping lot whenever they are ready. The main floor is all open living.

Kitchen, dining, and family room flow together with nine-foot ceilings throughout. A foyer welcomes you in, a mud room catches the mess before it hits the house, and the layout keeps bedrooms private from the living areas. The optional lower level adds a game room, shop and storage space that builders and hobbyists will love, and room for whatever your family needs. On a flat lot, you build just the main level.

On a slope, you unlock a whole second floor of living. A front porch and rear screened porch give you covered outdoor space on both sides of the home. At 64 feet 6 inches wide by 65 feet 8 inches deep with a 2-car garage, this plan fits corner lots and sloping lots equally well.

What is included in the Butler's Mill Cottage house plan set?+

Each plan set includes dimensioned floor plans for all levels, front, side, and rear elevations at 1/4" scale with notes and dimensions, foundation plan (basement standard; slab and crawlspace available for an additional fee), and roof plan. Available as a PDF plan set ($1,495) or editable CAD files ($1,950). Electrical plans are not included because they are customer-specific and finalized on site with your builder and electrician after framing.

Can the Butler's Mill Cottage plan be modified?+
