How I designed this plan.

I designed Foothill’s Cottage as a 5-bedroom, 3.5-bath cottage that stacks 1,613 square feet across three stories on sloping, corner, and narrow lots. This plan packs more living into a compact footprint than nearly any other design in the catalog, with a first-floor master, a golf cart garage, and outdoor living on every level.

The main floor holds 1,111 square feet with a vaulted family room, a first-floor master, and an open floorplan that keeps kitchen, dining, and living connected. Nine-foot ceilings maintain the proportions while the vaulted family room adds the volume the main living space needs. Upstairs, 502 square feet adds bedrooms and flexible space. The lower level mirrors the main floor with 1,111 square feet holding a golf cart garage, game room, and flex room.

Every floor earns its keep in this design. A front porch, screened rear porch, covered side porch, grill deck, open upper deck, and lower patio give you outdoor living options that rival homes three times this size. At 44 feet 8 inches wide by 48 feet deep, this cottage fits narrow and corner lots where most five-bedroom plans cannot even break ground.

What is included in the Foothill's Cottage house plan set?+

Each plan set includes dimensioned floor plans for all levels, front, side, and rear elevations at 1/4" scale with notes and dimensions, foundation plan (basement standard; slab and crawlspace available for an additional fee), and roof plan. Available as a PDF plan set ($1,495) or editable CAD files ($1,950). Electrical plans are not included because they are customer-specific and finalized on site with your builder and electrician after framing.

Can the Foothill's Cottage plan be modified?+

Yes. Modifications are one of the most common services we provide. Our in-house design team handles all modifications directly. Common changes include adjusting bedroom count, resizing rooms, changing exterior materials, or adapting for a specific lot. Typical turnaround is 2 to 4 weeks. Stock plans do not include a professional engineer's stamp. Many US jurisdictions require a licensed engineer in your state to review and stamp the plans before permit submission.
