How I designed this plan.

I designed the Blowing Rock Cottage as a 3-bedroom, 3-bath mountain home that delivers 2,533 square feet of open living across two stories with a golf cart garage tucked neatly into the design. If you want a compact footprint with a fully finished walkout basement on a sloping lot, this plan gives you exactly that.

The main level holds 1,401 square feet with a vaulted living room and vaulted master bedroom that make this home feel far more expansive than the numbers suggest. A double-sided fireplace connects the living spaces, and the open layout keeps kitchen, dining, and family room flowing together naturally. Nine-foot ceilings on the main level and ten-foot ceilings in the walkout basement keep both floors feeling generous.

The lower level adds 1,132 square feet with a recreation room, mechanical and storage space, and full natural light from the walkout design. Outside, a front porch, side screened porch, rear porch, and terrace patio give you covered outdoor living on multiple levels. At 49 feet 2 inches wide by 60 feet 8 inches deep, this cottage fits small, narrow, and sloped lots with ease.

What is included in the Blowing Rock Cottage house plan set?+

Each plan set includes dimensioned floor plans for all levels, front, side, and rear elevations at 1/4" scale with notes and dimensions, foundation plan (basement standard; slab and crawlspace available for an additional fee), and roof plan. Available as a PDF plan set ($1,495) or editable CAD files ($1,950). Electrical plans are not included because they are customer-specific and finalized on site with your builder and electrician after framing.

Can the Blowing Rock Cottage plan be modified?+
