How I designed this plan.

When I designed the Nantahala Cottage, I wanted a small cottage floor plan that could hold its own as a full-time home or a mountain getaway. This 2-bedroom, 1-bath design comes in at 804 square feet across two stories, and it lives so much bigger than the numbers suggest. The main floor is 595 square feet of open living space with vaulted ceilings that carry your eye up and fill the room with light.

A stone fireplace anchors the living area and gives the whole space a warmth you can feel the second you step inside. The master bedroom has a 9-foot ceiling – generous for a plan this size. Upstairs, a vaulted loft adds 209 square feet of flexible space that works as a guest room, studio, or quiet place to read while the fire crackles below.

At 26-foot-4-inch wide and 31-foot-4-inch deep, the Nantahala Cottage was built for small and narrow lots where space is tight but the setting is beautiful. An entry porch welcomes you in, and an open deck off the back is the perfect spot for morning coffee. No garage, no fuss – just a clean, efficient build. Plans start at $1,495.

What is included in the Nantahala Cottage house plan set?+

Each plan set includes dimensioned floor plans for all levels, front, side, and rear elevations at 1/4" scale with notes and dimensions, foundation plan (basement standard; slab and crawlspace available for an additional fee), and roof plan. Available as a PDF plan set ($1,495) or editable CAD files ($1,950). Electrical plans are not included because they are customer-specific and finalized on site with your builder and electrician after framing.

Can the Nantahala Cottage plan be modified?+

Yes. Modifications are one of the most common services we provide. Our in-house design team handles all modifications directly. Common changes include adjusting bedroom count, resizing rooms, changing exterior materials, or adapting for a specific lot. Typical turnaround is 2 to 4 weeks. Does the Nantahala Cottage plan require a structural engineer's stamp?+

Stock plans do not include a professional engineer's stamp. Many US jurisdictions require a licensed engineer in your state to review and stamp the plans before permit submission. Check with your local building department before purchasing. This is a standard industry practice and is not unique to Max Fulbright Designs.
