Little Appalachia is a 3-bedroom, 3.5-bath mountain and lake house plan that spreads 3,344 square feet across two stories with a 2-car garage. I designed this plan for families who want vaulted, open living on the main floor with a fully finished lower level that doubles the usable space on a sloped lot.
The main level holds 1,744 square feet anchored by a vaulted living room that sets the tone for the entire home. The open floor plan connects kitchen, dining, and living naturally, and a sun room floods the back of the house with light. Downstairs, 1,600 square feet of lower level gives you a recreation room, exercise room, office, and dedicated lake storage for all the gear that waterfront life demands. A bonus room above the garage adds flexible space for a home office or guest quarters.
Outside, a covered terrace, front porch, back deck, screened porch, and covered porch give you outdoor options at every turn. At 81 feet wide by 54 feet 10 inches deep, this plan needs a generous lot but rewards it with a home that handles everything from quiet weeknights to holiday gatherings. The sloped lot design can also be built without a basement for flat sites, giving you flexibility most plans this size cannot offer.
