How I designed this plan.

The River’s Reach is a 3-bedroom, 3.5-bath mountain home that delivers 2,618 square feet across two stories with a 2-car garage and porches on three levels. I designed this plan for sloping lots where you want a vaulted family room, a stone fireplace on the porch, and a loft that opens to the floor below.

The main floor holds 1,760 square feet with a vaulted family room and stone fireplace that anchor the open living layout. Nine-foot ceilings in the standard rooms keep the proportions comfortable. The flow from kitchen through dining into the living area is natural and easy.

Upstairs, 858 square feet adds bedrooms and a loft open to the living space below, creating the kind of visual connection between floors that makes a mountain home feel like a lodge. The lower level at 1,740 square feet holds a recreation room, bunk room, and additional living with full walkout access.

A front porch, upper porch, and lower porch give you outdoor living on three levels, and an outdoor fireplace on the porch means you can enjoy evenings outside well into fall. At 60 feet wide by 64 feet 6 inches deep on a sloping lot, this plan takes full advantage of terrain changes.

What is included in the River's Reach house plan set?+

Each plan set includes dimensioned floor plans for all levels, front, side, and rear elevations at 1/4" scale with notes and dimensions, foundation plan (basement standard; slab and crawlspace available for an additional fee), and roof plan. Available as a PDF plan set ($1,495) or editable CAD files ($1,950). Electrical plans are not included because they are customer-specific and finalized on site with your builder and electrician after framing.

Can the River's Reach plan be modified?+

Yes. Modifications are one of the most common services we provide. Our in-house design team handles all modifications directly. Common changes include adjusting bedroom count, resizing rooms, changing exterior materials, or adapting for a specific lot. Typical turnaround is 2 to 4 weeks. Does the River's Reach plan require a structural engineer's stamp?+

Stock plans do not include a professional engineer's stamp. Many US jurisdictions require a licensed engineer in your state to review and stamp the plans before permit submission. Check with your local building department before purchasing. This is a standard industry practice and is not unique to Max Fulbright Designs.
