How I designed this plan.

Banner Elk II is a 4-bedroom, 4.5-bath mountain home that spreads 2,261 square feet across three stories with a 2-car garage, a wraparound porch, and a loft that opens to the floor below. I designed this plan for sloping mountain and lake lots where you want open living up top and a full game room level below with walkout access.

The main floor holds 1,419 square feet with a vaulted great room that sets the tone for the entire home. The first-floor master keeps your primary suite on the main level, and the open living layout flows naturally through the kitchen, dining, and living areas. Nine-foot ceilings maintain comfortable proportions throughout. Upstairs, 842 square feet adds a bedroom and a loft open to the living space below, creating a visual connection between floors.

The lower level holds 1,229 square feet with a game room and additional bedrooms on the walkout level. A wraparound porch and screened porch give you covered outdoor living that wraps the home and defines its mountain cottage character. At 75 feet 8 inches wide by 80 feet deep, this plan has a generous footprint that works beautifully on sloping, mountain, and lake lots. The 2-car garage tucks into the design naturally.

What is included in the Banner Elk II house plan set?+

Each plan set includes dimensioned floor plans for all levels, front, side, and rear elevations at 1/4" scale with notes and dimensions, foundation plan (basement standard; slab and crawlspace available for an additional fee), and roof plan. Available as a PDF plan set ($1,495) or editable CAD files ($1,950). Electrical plans are not included because they are customer-specific and finalized on site with your builder and electrician after framing.

Can the Banner Elk II plan be modified?+
