How I designed this plan.

I designed Bent River Cottage as a 3-bedroom, 3-bath craftsman cottage that gives you 1,946 square feet across two stories with a golf cart garage and a screened porch fireplace for cool evenings. This is a plan built for lake and cottage living where outdoor spaces matter as much as the rooms inside. The main floor holds 1,151 square feet with a main-level master bedroom, vaulted ceilings, and nine-foot walls throughout.

The open layout connects kitchen, dining, and living into one flowing space. Upstairs, 795 square feet holds two more bedrooms and an open loft that overlooks the living room below, keeping the upper and lower levels visually connected. A screened porch with stone fireplace is the kind of feature that becomes your favorite room in the house from the first night you use it.

An open deck, screened porch, and covered porch give you outdoor options for every season. At 49 feet wide by 40 feet 2 inches deep on a narrow or corner lot, this cottage fits a range of lot types. The golf cart garage tucks neatly into the design for lake and mountain communities.

The loft overlooking the living room adds character and visual space that makes this home feel larger and more connected than the square footage alone would suggest. What is included in the Bent River Cottage house plan set?+

Each plan set includes dimensioned floor plans for all levels, front, side, and rear elevations at 1/4" scale with notes and dimensions, foundation plan (basement standard; slab and crawlspace available for an additional fee), and roof plan. Available as a PDF plan set ($1,495) or editable CAD files ($1,950). Electrical plans are not included because they are customer-specific and finalized on site with your builder and electrician after framing.

Can the Bent River Cottage plan be modified?+
