How I designed this plan.

I drew the Low Country Farmhouse for families who want a farmhouse house plan with a wrap-around porch and room for everyone. At 4 bedrooms, 3.5 baths, and 2,622 square feet on two stories, this plan delivers the classic country farmhouse look with a layout that actually works for modern living.

The first-floor master suite sits privately off the main living area with a tray ceiling that adds a touch of elegance without overcomplicating the build. The family room features vaulted ceilings and flows openly into the kitchen and dining space, so you are part of the conversation whether you are cooking or relaxing. Upstairs, three more bedrooms share the second floor with an open rail that overlooks the living area below.

That connection between floors makes the whole house feel bigger and keeps the family close even when everyone has their own space. That wraparound porch is the real showstopper here. It stretches across the front and wraps around, giving you a covered outdoor living area that rivals many indoor rooms. Out back, a covered rear porch adds even more.

The 2-car garage fits within the 84-foot-2-inch by 52-foot-2-inch footprint, and the plan is designed for flat lots, which keeps your site work costs down. What is included in the Low Country Farmhouse house plan set?+

Each plan set includes dimensioned floor plans for all levels, front, side, and rear elevations at 1/4" scale with notes and dimensions, foundation plan (basement standard; slab and crawlspace available for an additional fee), and roof plan. Available as a PDF plan set ($1,495) or editable CAD files ($1,950). Electrical plans are not included because they are customer-specific and finalized on site with your builder and electrician after framing.

Can the Low Country Farmhouse plan be modified?+

Yes. Modifications are one of the most common services we provide. Our in-house design team handles all modifications directly. Common changes include adjusting bedroom count, resizing rooms, changing exterior materials, or adapting for a specific lot. Typical turnaround is 2 to 4 weeks. Stock plans do not include a professional engineer's stamp. Many US jurisdictions require a licensed engineer in your state to review and stamp the plans before permit submission.
