How I designed this plan.

River Bend is a 3-bedroom, 3.5-bath cottage that delivers 1,946 square feet across two stories on sloping, narrow, and corner lots with a 2-car garage. I designed this plan for the buyer who wants an open family room, a loft overlooking the living space, and a porch fireplace for evenings outside. The main floor holds 1,151 square feet with an open family room, kitchen, and dining room flowing together under nine-foot ceilings.

The layout is simple and effective, putting the living where you spend your time and keeping the flow natural. Upstairs, 795 square feet adds bedrooms, an office, and an open loft that looks down to the living room below. A game room on the vaulted family level and the unfinished basement give you expansion potential for years to come.

A porch with fireplace, grill deck, and outdoor shower give you outdoor features that most homes this size never include. At 49 feet wide by 40 feet 2 inches deep on sloping, narrow, or corner lots, this plan fits a range of challenging sites. The 2-car garage on the lower level handles vehicles without eating into the main living footprint. The porch fireplace alone is worth the price of admission on a cool evening.

What is included in the River Bend house plan set?+

Each plan set includes dimensioned floor plans for all levels, front, side, and rear elevations at 1/4" scale with notes and dimensions, foundation plan (basement standard; slab and crawlspace available for an additional fee), and roof plan. Available as a PDF plan set ($1,495) or editable CAD files ($1,950). Electrical plans are not included because they are customer-specific and finalized on site with your builder and electrician after framing.

Can the River Bend plan be modified?+

Yes. Modifications are one of the most common services we provide. Our in-house design team handles all modifications directly. Common changes include adjusting bedroom count, resizing rooms, changing exterior materials, or adapting for a specific lot. Typical turnaround is 2 to 4 weeks. Does the River Bend plan require a structural engineer's stamp?+

Stock plans do not include a professional engineer's stamp. Many US jurisdictions require a licensed engineer in your state to review and stamp the plans before permit submission. Check with your local building department before purchasing. This is a standard industry practice and is not unique to Max Fulbright Designs.
