The Smoky Mountain Cottage is a 3-bedroom, 4.5-bath mountain home that spreads 2,407 square feet across three stories with a 2-car carport and a wraparound porch that ties the whole design together. I designed this plan for sloping lots where you want the views on one side and the entry on the other.
The main floor holds 1,588 square feet with a first-floor master bedroom, a stone fireplace, and a vaulted family room that anchors the open living layout. The kitchen flows into the dining and living spaces naturally, and the mud room and laundry room are positioned where you actually need them. Upstairs, 819 square feet adds bedrooms, a loft, and storage. Nine-foot ceilings on the main level keep the proportions right, and the unfinished lower level is ready for future expansion whenever your family needs more room.
That wraparound porch, screened porch, and open deck give you outdoor living from every angle. At 84 feet 9 inches wide by 78 feet 2 inches deep, this plan has a generous footprint that works beautifully on sloping mountain and lake lots. The 2-car carport keeps costs lower than a full garage while still protecting your vehicles. This is mountain cottage living with room for the whole family.
The Smoky Mountain Cottage plan is available for $1,495. For more mountain designs, see Wolf Creek, Timber Ridge, Stonegate, and River’s Reach.

Builder Insight
I designed the Smoky Mountain Cottage for the kind of site most house plans treat as a problem — a lot with real grade change. The walkout lower level, deep covered porches, and vertical massing are all intentional. Slope is an asset in the right design. This plan uses it.
